物業資料表格法律效力~~急!!

小弟在功課上有呢一題, 想向各請教請教業主在放盤時,需填一份"物業資料表格", 請問呢份表格有咩作用?係未有法律效力及追溯權? 例如成交後買家發現表格上有些資料和現實不附,可否向經紀及上手業主追討??

更新:

如果個案例係個單位有僭建物,但"物業資料表格"內既賣方陳述係填沒有增建,

但前業主話在新買家睇樓時已經話過俾新買家知,而且成交咗接近3年.

e個情況下新買家想追討有無勝算??

另外希望你悟好嫌我長氣,我想請教多一樣野,

就係好似以上案例,有無試個果新業主在成交後,例如三或四年後,

用以上原因去告上手業主,以圖取消之前交易,去取回樓價,有無可能??

    1. It is a form that the owner (seller) declare if there is any issues with the property.

    It will depend on how the previous owner to substantiate if he or she had told you about that structure (usually the agent can do that).

    If it is the case, no case. Otherwise, you have a chance.

    I mean if the seller can prove that he or she has told you, then the buyer will have to be responsible. Otherwise, the buyer may have a chance for winning.

    In your case, impossible - the court may be able to help to get some money for removing that structure.
