１．先理解左第一句o既 tense 先。have been 係 present perfect tense，可以用於一件發生左o既事，而後果影響至今。
第一句意思係，舊年房地產跌價、按揭等問題，令佢地大受影響。呢個影響，可以係欠下一身債，而自去年至今佢地都受呢ｄ債所累，所以用 present perfect 係應該o既。
